Commercial Construction Project Manager

Position title – Commercial Construction Project Manager
Location - Baltimore, Washington DC & Northern Virginia
Type of employment - Regular
Estimated hours per week - 40
Work hours (i.e. shift) - VARIES
Start date of this position - Immediately
Starting salary range - $80,000.00 - $105,000.00 +/- (Depending on Experience & Location)
Salary/Benefit notes - Additional 20% - 35% Bonus incentives
Education (minimum) - High School Diploma/GED
Experience level (minimum) – 5 to 10 Years Commercial Project Management Experience

PBI is seeking a Project Manager experienced in interior/exterior commercial construction projects and ground up new construction.  We service the institutional, education, multifamily, hospitality, assisted living, retail, government and office related real estate clients.  The right individual will be accustomed to a culture of delivering quality in an ethical and timely manner.

Project Management experience is necessary with a strong knowledge of subcontractors and suppliers within the Baltimore, Washington DC and Northern Virginia market. Computer proficiency with MS Project, Excel, Word, Outlook are essential along with organizational, communication and social skills. American citizenship and currently residing in the Baltimore, Washington DC or Northern Virginia Metro area is necessary.

Duties include:

  •  Schedule the projects in logical steps and budget time required to meet critical deadlines.
  •  Determine labor requirements, schedule work crews and Subcontractors to construction sites.
  •  Prepare and manage cost-effective budgets.
  •  Inspect and review projects to monitor compliance with building and safety codes, and other regulations.
  •  Interpret and explain plans, scopes of work and contract terms to administrative staff, workers, clients and representation of the clients.
  •  Prepare RFI’s, negotiate revisions and change orders with property owners, managers, suppliers and subcontractors.
  •  Obtain all necessary permits and licenses.
  •  Select, direct and supervise workers, subcontractors and suppliers.
  •  Study job specifications to determine appropriate construction methods.
  • Ability to direct and motivate a team towards a common goal
  •  Manage invoices and approve for processing.
  • Weekly reporting to clients and management via PM Software
  • Ability to meet deadlines and work under pressure

This position occasionally requires the handling of some specialty equipment and materials.  Lifting or carrying 75 pounds, loading and unloading equipment and supplies will be required.  Must be able to work from and carry all types of step ladders, A-frame ladders and extension ladders by oneself.  Candidate must be able to pass a respiratory fit test and pulmonary physical.

Commercial Construction Estimator

Position title – Commercial Construction Estimator
Location – Baltimore, Washington DC & Northern Virginia

Start date of this position - Immediately
Starting salary range - $80,000.00 - $105,000.00 +/- (Depending on Experience)

Experience level (minimum) – 5 to 10 Years Commercial Construction Experience estimating projects from $1MM to $5MM at a minimum in value.

PBI is seeking an Estimator experienced in interior/exterior commercial construction projects and ground up new construction.  We service the institutional, education, multifamily, hospitality, assisted living, retail, government and office related real estate clients.  The right individual will be accustomed to a culture of delivering quality in an ethical and timely manner.

Estimating experience is necessary with a strong knowledge of all phases  of commercial, construction, subcontractors and suppliers within the Baltimore, Washington DC and Northern Virginia market. Computer proficiency with performing takeoffs, MS Project, Excel, Word, Outlook are essential along with organizational, communication and social skills.   American citizenship and currently residing in the Baltimore, Washington DC or Northern Virginia Metro area is necessary.

Duties include:

  •  Conduct onsite meetings with property owners, project managers, inspectors and engineers to review projects and plans for a timely proposal or bid.
  •  Determine subcontractor and supplier requirements, conduct onsite inspections to solicit pricing and/or bids.
  •  Negotiate pricing with subcontractors and suppliers.
  •  Coordinate with engineers/architects to prepare required designs and plans for permitting and construction purposes.
  •  Review design and engineering specifications and assist with RFI’s for bids.
  •  Prepare detailed and itemized proposals for submittal to property owners, property managers and/or facility managers.
  •  Calculate and prepare production budgets for projects estimated.
  •  Prepare and negotiate contracts, supplements and change orders with contractual parties.
  •  Coordinate and review all budgets, schedules and project information with Project Managers to ensure cost effective results and a timely completion.
  • Ability to meet deadlines and work under pressure

Construction Punch List Carpenter/Technician

PBI is seeking an Punch List Carpenter/Technician experienced in interior/exterior commercial construction projects . Building construction carpentry or framing experience is necessary to produce quality work in an efficient manner. Available to work a flexible schedule, ability to take direction with a positive attitude, agrees to comply with all safety processes and procedures. Willingness to maintain & operate construction and hand tools in a safe proper manner. Appropriate tools of trade are required. Capable of working in a physically demanding environments indoors and outdoors in all weather conditions. Must be able to move, lift, and carry objects weighing 50 pounds without assistance. Candidate must be able to pass a respiratory fit test and pulmonary physical. American citizenship and currently residing in the Baltimore, Washington DC or Northern Virginia Metro area is necessary.

Duties include:

  • Facilitate the completion of projects throughout the project schedule
  • Help with final punch out including but not limited to finishing trim, installing of hardware & accessories
  • Spackle or paint touch ups, filling nail holes, grout or caulk touch ups
  • Finishing plumbing or electrical as needed
  • Straightening, organizing or removing material from the job site
  • Clean Up, Wipe down and vacuuming of site
  • Respond to warranty calls, formulate a plan for required repair and perform repair on the spot if able
  • Perform management of small work projects
  • Ability to meet deadlines and work under pressure

PBI is seeking a field technician experienced in water mitigation, fire restoration, mold remediation, BIO/HAZ cleanup, structural cleaning, and structural emergencies.  Experience can be limited or within a related field such as light construction, specialty cleaning etc.

Ideal candidate will have experience in the above listed fields and will also hold IICRC certifications. Candidates with either or both, are strongly encouraged to apply. Ideal candidate will live in the Baltimore area. Applicants are required to pass a background check, clean driving record check, and periodic drug test.  Direct mitigation experience is not required, training will be provided however candidates with field experience is ideal. 

Starting rate will be determined based on experience and qualifications. Company pays time and half, overtime, and double time. Technician benefits include: Company Vehicle including all fuel and maintenance.  Appropriate tools of trade are provided.
